FREE CLIENT INTERVIEW

We start with a thorough information gathering phase which is largely about determining your design preferences, goals and needs. We do not charge for client interviews over the phone or at our design studio.
 

NEEDS AND OPTIONS REVIEW $575

The Needs and options review is about getting the facts about your building site to determine design options. We gather info relating to your site such as the legal requirements, zoning, distance setbacks from the boundary and site +contours.

Where engineering, surveying or soil tests are required additional fees are applied at cost. If the project is a renovation or addition, additional costs are charged for measuring the existing building.

The information gathered at this stage is required no matter who you work with, so there is no cost wasted.
 

DESIGN PHASE $23m2

Design phase

This is the exciting part of the process, seeing the designs come to a visual form based on your design preferences, your material selections and your budget.

The design starts with floor plans, site plan and perspective illustrations to help you to fully understand and visualise the proposed design.  The process is iterative, where we create a new home design and as it progresses we get your feedback and make refinements.

The design phase is where creativity and experience come together to create a beautiful home design.  A home that is specially designed for you and your family.

The cost of this service is modest when compared to the value it can add to your home and when compared to the ultimate finished cost of your new home.

Note: Conditions apply. Prices are based on a flat or gently sloping building site not requiring retaining walls. Standard construction with concrete floor and roof trusses. For homes less than 150m2 floor area, a minimum fee applies.

BUILDING CONSENT DRAWINGS $23m2

When the design is finalised and approved, a full set of detailed building consent drawings and specifications are created for construction, to show compliance with the New Zealand building code and for the building consent application.

Note: Conditions apply. Prices are based on a flat or gently sloping building site not requiring retaining walls. Standard construction with concrete floor and roof trusses. For homes less than 150m2 floor area, a minimum fee applies.

The building consent drawings show details to ensure structural performance, bracing, weather proofing, insulation and durability. Where engineering is required additional fees are applied at cost.
