There are two types of house plans shown on this site:

  • Designers & architects plans
  • Builders plans

Designers & architects plans.

These are plans that are usually already drawn. In most cases you may contact the architect or designer and have the plans customised to your requirements. Once you have purchased the plans, get competitive quotes from your local building contractors and choose the best to build your new home.

Builders plans.

Home builders have many of their own standard plans displayed on this website. If you see a house plan that you like, and its labelled ’Builders plan‘, contact the builder directly about building your new home. No plan purchase is necessary as the builder will usually give fixed price, all inclusive buildings costs.

Custom changes.

If you need custom changes to a plan, use the contact form on the plan page to discuss options with the designer, architect or builder and request a quote.

Ordering plans.

All house plans offered for sale on this site are sold by the architects, designers or builders that own the plans. You deal directly with them. Before purchase, make sure you know exactly what’s included and what’s not included in the price.  Use the contact form to ask questions about each house plan.

For example:

  • Do the plans cover my wind zone and earthquake zone?
  • Do the plans meet the current building code regulation for insulation?
  • How much extra will it cost to change the wall cladding to my preferred cladding?
  • Does your price include site plans and drainage plans for my building site?

IMPORTANT INFORMATION & FAQs

How is the floor size measured and does it include the garage?

In New Zealand, the floor size is measured as the gross floor area sum of each level.  This is the total floor area measured from the exterior perimeter of the floor slab or floor framing for each level and includes attached garages but excludes exterior decks, porches and patios.

How much does it cost to build?

The Department of Building and Housing provides estimated building costs and a quick calculator. These are estimates only and actual costs should be verified by your local builder.

How are the house plans delivered to me?

  • Plans are delivered direct from the designers or architects that own them by PDF email or post.
  • PDF files may be emailed directly to you for printing on minimum A3 sized paper.
  • You may take the PDF files to a local copyshop or print service for printing to A3 or A2 paper sizes.

Can I return the plans?

  • Please discuss this with the architect or designer before purchase. Generally the answer is no, plans can’t be returned for refund.

Can I copy the plans I see on this website?

  • No.  All images, plans, drawings and content of this website are protected by copyright.
  • Use of plans and drawings is prohibited unless purchased and paid for in full.
  • When you buy plans, you are buying a license to use the plans to build your home.  Copyright is not assigned to the purchaser.
  • The plans may not be re-sold, given or distributed in any way without the copyright holders written permission.

Can I copy the plans if I change them 10%?

  • No.  There is no percentage rule to allow copying. You must purchase the plans or commission the original designer or copyright owner to create derivative works.
  • Strict penalties may result for violators of copyright laws. Don’t risk losing your new home.

Are the plans all I need to get a building consent from my local building authority?

No.  A checklist of requirements and building consent fees may be obtained from your local building authority. In addition to the house plans, you will also need site specific information such as, but not limited to:

  • Site location of the house on your specific property
  • Retaining wall and driveway details
  • Height to boundary details
  • Service connection details
  • Site specific foundation design

All of the house plans shown on this site are provided by architects, designers or builders. Plans may have been designed to conform to the New Zealand building code in use at the time and place of creation and may need revision to meet current building authority requirements.   Use the contact form on the plan page to confirm with the designer what, if any changes are required for your specific location, wind zone, earthquake zone etc. and obtain quotes for changes if necessary before purchase of the house plans.

What is your liability policy?

It is the customer’s responsibility to ensure the fitness for purpose of any plans or information received prior to use. In the event that any liability is imposed, liability shall not exceed the price paid for the plans.
